Buyer's Boot Camp - From Renting to Owning

From Renting to Owning: Why Now May Be the Right Time to Buy

For many Southern Utah renters, the cost of moving into another rental can be surprisingly close to the cost of buying a home. With first and last month's rent, security deposits, and pet fees, renters often spend $4,000 to $6,000 just to move. As discussed in my recent Buyers Boot Camp webinar with mortgage broker Rich Cordova of True Home Loans, many first-time buyers can purchase a home with a similar amount of cash thanks to low down payment and first-time homebuyer programs.

Homeownership offers more than just a place to live—it builds equity and long-term wealth. While a mortgage payment may sometimes be slightly higher than rent, a portion of every payment goes toward your home's principal rather than your landlord's pocket. Over time, appreciation and equity can create significant financial opportunities, whether you're upgrading to a larger home, relocating, or planning for retirement.

If you've been putting off buying because of concerns about credit, down payment, or qualifying for a loan, don't assume homeownership is out of reach. Today's lending programs offer more flexibility than many people realize, and a conversation with an experienced lender can often reveal solutions you didn't know existed. The first step toward owning a home is simply finding out what your options are.

The Bottom Line

Every real estate market has its myths, and Southern Utah is no exception. Whether you're considering your first home, relocating to Washington County, or evaluating new construction opportunities, understanding the facts can help you make better decisions. The best strategy is to evaluate your personal financial situation, understand your options, and work with professionals who can help you navigate today's market with confidence.
